1. Requesting and confirming a stay
Submitting the website form is a booking request, not a confirmed reservation. The automatic acknowledgement only confirms that we received your enquiry.
We check your requested dates and reply by email with availability, the quoted price and payment information. Your booking is confirmed only after we have received the 20% advance payment. We then send your booking confirmation. An availability reply or payment instruction alone is not the final confirmation.
Please check the stay dates, guest details, price and these conditions before transferring the advance payment. Contact us first if anything is unclear.
2. Price, advance payment and balance
The written offer identifies the accommodation price, currency and included services for your stay. Any mandatory additional charges must be disclosed before you make the advance payment. There is no adult or child surcharge within the maximum occupancy stated below.
- 20% advance payment: payable by bank transfer using the bank details sent with your offer.
- 80% balance: payable in cash at check-in, in the currency stated in your offer.
- No security deposit: we do not require a separate damage/security deposit.
The advance payment is part of the agreed accommodation price, not an extra fee. Its cancellation treatment is explained in section 3.
Only use bank details you have verified directly with the property.
3. If you cancel or change your plans
The 20% advance payment is non-refundable if you cancel after it has been received. It is retained on cancellation, subject to any mandatory rights or remedies under applicable law.
Send your cancellation or change request to poolresidences@gmail.com, including the name on the booking and the stay dates. Please keep a copy of your message.
A change of dates or guests is not automatic and needs our written agreement. Contact us to discuss availability and any revised offer before changing your travel plans.
The guest-cancellation condition above does not exclude legal remedies if we are unable to provide the booked accommodation. If a problem on our side affects your stay, we will contact you to discuss the situation; any rights to a refund or other remedy under applicable law remain unaffected.
4. Guests, arrival and house rules
The maximum occupancy of the villa is 4 adults and 3 children. Please include everyone staying in your request and ask about sleeping arrangements if you are travelling with children.
- Check-in: from 14:00.
- Check-out: by 10:00.
All times are local time in Thailand. Let us know your expected arrival details and any delays.
- No smoking inside the house. Smoking is permitted only on the terrace or in the garden.
- No pets.
- No parties.
Contact us in advance with any questions about your group or arrival arrangements.
5. Care of the villa and help during your stay
Please take reasonable care of the villa, its furnishings, garden and pool, and report damage or maintenance issues promptly. Follow safety instructions provided at the property and supervise children around the pool.
If something is wrong with the accommodation, contact us as soon as practical so we can try to resolve it during your stay. Contacting us does not restrict any rights or remedies available to you under applicable law.
The absence of a security deposit does not remove responsibility for damage where responsibility arises under applicable law. No blanket liability waiver or automatic penalty is imposed by this section.
6. Privacy, platform bookings and your rights

For a reservation made through Booking.com or another platform, refer to the terms attached to that reservation. These direct-booking conditions do not retrospectively replace the conditions of an existing booking.
Nothing on this page excludes or limits mandatory consumer rights, statutory remedies or liabilities that cannot lawfully be excluded. Changes to these published terms do not automatically alter an already agreed booking.
